THE IMPORTANCE OF PRICING

I can help you determine an asking price designed to deliver the best results.

The THREE main factors to consider in selling your home are:

1.         LOCATION
Your home’s location and setting greatly influence its value. A home inside a quiet subdivision sells for more than the identical home on a busy street. Views, trees, streams, and proximity to larger centers, schools, public transportation and parks, usually enhance value. You have no control over the location, but you must keep it in mind when setting the price.

 2.         CONDITION
New homes have a marketing edge over resale homes because they are shiny and clean. Our goal is to make your home as close to a model home as possible, while being sensitive to the costs. You have nearly complete control over the condition of your home, and you can increase or decrease its value by presenting it in the best possible condition.

 3.         PRICING
If you can purchase a new coat at one store for $100, you will not buy the identical coat elsewhere for $125. Likewise, your home must be priced within the appropriate range.

You must “sell” your home three times: to a buyer’s salesperson, to a buyer, and to an appraiser.

The salesperson must be convinced of your home’s value before showing it to their prospective purchasers. The buyer is more subjective and compares amenities you offer to what other sellers in the same price range offer. Finally, if a mortgage is required for the purchase, an appraisal will be needed to approve the financing. The appraiser objectively compares age, size and cost-identifiable features in your home against other properties that have recently sold. If your property does not appraise for the amount of money the buyer needs for his mortgage, the sale will be prevented.

 UNDERSTANDING MARKET CONDITIONS 

Buyer’s market: The supply of homes on the market exceeds demand. Homes stay on the market longer. Prices tend to soften.

Seller’s market: The number of buyers exceeds the number of homes available for sale. Homes sell quickly. Prices usually increase.

Balanced market: Buyer demand equals supply. Sellers accept reasonable offers. Homes sell within an acceptable period. Prices generally stable.

MARKET VALUE is referred to as the price at which a willing seller would sell and a willing buyer would buy, neither being under abnormal pressure.

If a property has not sold after a reasonable length of time, but other similar properties have sold, then the price may need to be adjusted. If this is true and the price is not adjusted, a sale may be delayed or prevented.

FEE FOR SERVICE 

HOW COMMISSION FEES ARE SPLIT

When most people sell a property, they expect to pay a commission; however, most people don’t know how that commission is distributed.

After all splits and expenses, the real estate agent keeps a small portion of the total commission.

First, half of the commission is paid to the agent who represents the buyer, which is then split with his own brokerage.

Then, another share goes to the brokerage of the listing/seller’s agent, who then must pay for professional photographers, design/staging consultation, advertising, open houses, flyers, brochures, signs, websites, Real Estate Board membership, annual Provincial Regulator licensing fees, mandatory insurance, administrative and office fees, and many other things that add up to a lot, leaving the agent with 20% or less as the actual take home “pay.”

MY FEE INCLUDES SERVICES OF:

  • Advice on market conditions, recommendations to improve your home’s marketability and maximize market value.

  • Listing (photography, MLS fees).

  • Marketing (paper and website advertising, qualifying potential buyers, showings, open houses, feedback, etc.).

  • Advice to maximize profitability.

  • Negotiating the sale to ensure your best interests are met; all attempts made to obtain competing offers.

  • Navigating through the terms and conditions in offers to make certain you understand your options and assist you to make good decisions.

  • Completing a legally binding contract for your home’s sale.

  • Mediate and mitigate any deficiencies/discrepancies following inspections.

  • Correspondence with solicitors, financial institutions, etc.

I cooperate fully with other realtors and offer a competitive split of the fee when they introduce your home to their buyer clients and bring an acceptable offer to you.
